Scotland and Northern Ireland have separate land registration systems and are not covered here. The result does not include Stamp Duty Land Tax (SDLT), conveyancing fees, mortgage arrangement fees, search fees or estate agent fees.

How the calculation works

Scale 1 generally covers purchases, transfers for money, leases and first registrations. Scale 2 generally covers transfers or assents not for monetary consideration, charges and some other registered estate applications. The calculator matches the entered value (rounded down to the nearest pound) to the correct band on the relevant scale, then picks the right column: electronic whole-registered-title reduced fee, electronic part/other, or postal. Voluntary first registration uses the reduced Scale 1 voluntary fee column. Compulsory first registration and transfers of part / lease registration use the standard non-reduced Scale 1 column.

Worked example

A £350,000 property purchase submitted electronically as a transfer of the whole registered title falls into the £200,001 to £500,000 Scale 1 band. The electronic whole-title reduced fee for that band is £150. The same purchase submitted by post would be £330. A £200,000 property gifted with no monetary consideration and submitted electronically as a whole-title application uses Scale 2, value band £100,001 to £200,000 — the electronic whole-title fee is £30.

  • Complex leases, multiple titles, transfers of part, mixed registered/unregistered land and large-scale applications may need manual checking
  • On a typical purchase where the mortgage is submitted with the transfer there is often no separate charge fee — a Scale 2 fee may apply if the charge is submitted on its own afterwards
